    The Portfolio Management group is responsible for providing fund level performance analyses on an ongoing basis. In addition to scheduled financial reporting to limited partners, the group is regularly called on to provide analyses for senior management including fund level sensitivities, loan to value summaries/projections, cash management analyses, exchange rate and interest hedging analyses and fund promote calculations. The individual will be exposed to the detail of all fund investments and will learn about real estate investments in virtually all product types including hotel, multifamily, office, corporate, leisure, raw land and development. The Portfolio Management group currently includes the Head of Portfolio Management and three Portfolio Management Associates who manage SCG’s various funds. The new Portfolio Management Associate hire will be responsible for assisting all members of the team.

    Responsibilities include:
    -Provide support to the heads of Portfolio Management, Asset Management, Investor Relations and the CEO/CFO as necessary
    – Update and maintain quarterly investor reporting packages for limited partners, which include an overview of each fund, a summary of fund level information and detailed summary pages for individual investments; updated each quarter for current status and investment cash flow projections provided by Asset Managers
    -Create and maintain rollups for each of SCG’s funds, ensuring the accuracy of all information therein, including historical and future IRRs, whole dollar profits (WDPs) and equity multiple calculations
    -Work with SCG’s fund and property accountants to update and account for historical asset level as well as fund level expenses and fees and utilize this information to project future fund expenses and fees
    – Perform fund sensitivity analyses and make investment, sale and distribution recommendations
    -Pro-actively highlight and communicate fund and/or asset specific issues and opportunities
    -Track compliance of fund requirements including debt covenants and maximum investment allowances
    – Create the annual slide show presentations for limited partners, which include market outlooks, fund performance summaries and individual investment summaries
    – Coordinate year-end fair market value audit of all investments with Asset Managers and third party auditors
    -Assist with creation of internal quarterly Asset Management presentation for Executive Committee that includes detailed updates on each investment
    -Assist with creation of other internal projections and analyses as needed

    Qualifications
    -Strong academic background including Bachelor’s degree, preferably in finance, accounting and/or real estate
    – 2 to 4 years of relevant finance and/or real estate experience
    -Experience in analytics and finance/accounting, including but not limited to cash flow modeling, IRR/WDP projections, complex waterfall modeling and sensitivity analyses
    – Exceptional attention to detail and ability to manage and effectively present a wide array of information
    – Strong organizational skills
    -Ability to work effectively across multiple departments and communicate with many people internally
    – Pro-active in improving processes and decision making
    -Authorization to work in the United States

    Specific Description: This role is responsible for underwriting and structuring of straightforward and complex credit transactions with minimal oversight from the CPO/CPM and demonstrates strong judgment and sound credit decisioning skills. The role also approves credit transactions without CPO coverage and includes Single Signature Authority as applicable based on credit approval grid. This position drives the internal credit approval process for clients without CPO coverage and is actively involved in complex credit transactions. Sr PMOs independently lead documentation and loan closing process for all transactions without CPO coverage and have an active role with CPO in documentation and closing for complex transactions. Additionally, Sr PMOs may call on credit clients and prospects in partnership with the CM and/or CPO as appropriate. The role involves ongoing management and primary accountability for all monitoring and maintenance activities for an assigned portfolio, primarily larger/complex client relationships. Role is responsible for monitoring clients operating performance and financial condition to proactively identify issues and opportunities. They deliver financial, industry, economic and other analysis to facilitate decision making, while also ensuring adherence to credit policies, guidelines, and applicable regulatory requirements. The SR PMOs provide ongoing coaching and support to other Credit Products team members. Reports to the Credit Products Manager (CPM) and partner closely with CPOs and Credit Products Analysts (CPA). CREB PMOs have similar job responsibilities but do not typically perform the underwriting function. General qualifications include: a BS/BA degree and 5 -10 years of solid experience in financial analysis, structuring, underwriting and portfolio management, strong communication and analytical/technical skills, including financial accounting, modeling and loan structuring. General Description: Primarily responsible for leading the on-going monitoring and management of the credit portfolio and contributes to the underwriting of more complex client transactions. Analyzes client operating performance and financial condition, proactively identifies issues and opportunities and recommends risk mitigation. Responsible for monitoring and managing credit quality and data integrity. Performs appropriate sponsorship review and project monitoring by analyzing client and market information. Contributes to due diligence and credit approval package production. Delivers financial, industry and economic analyses and other activities to facilitate decision making. Responsible for adherence to credit policies, guidelines and applicable regulatory requirements. Requires strong communication and analytical/technical skills, including financial accounting and loan structuring. Provides ongoing guidance, coaching and support to other product delivery team members. BS or BA degree, 5 10 years of solid experience in financial analysis, structuring, underwriting and portfolio management preferred.
